The Crossings at Fairfield Metro
The Fairfield Metro project was a transformative transit-oriented redevelopment of a nine-acre parcel adjacent to the newly constructed Fairfield Metro Station.
When Enclave acquired the site, it had been stalled for years with outdated approvals for nearly one million square feet of office space and over 3,000 parking spaces — a plan widely viewed as economically unfeasible.
Complicating matters further, the property was not zoned for residential development.
Through years of collaboration with the town, including extensive studies, planning sessions, and a comprehensive charrette process, Enclave successfully secured approvals for a mixed-use master plan.
The approved plan consisted of five residential buildings totaling approximately 380 units, a hotel, retail and commercial space, and a new train station concourse building integrated into the Fairfield Metro station.
The project also included an additional retail site at the entrance to the station, helping create a true transit-oriented destination.
After achieving full approvals, Enclave successfully sold the fully entitled development to another developer.
