The Enclave at Hyde Park redevelopment in Hyde Park is the transformation of a long-stalled and distressed residential project acquired out of bankruptcy.
When Enclave took over the property, partially constructed homes on the site had been vandalized and abandoned, with no access to public water or sewer infrastructure.
The project also involved years of complex negotiations with the prior lending institution, which retained ownership interests in portions of the property.
Enclave spent years navigating approvals with various local and state agencies to secure entitlements for a private water system and on-site sewage treatment plant, ultimately obtaining full development approvals for the project.
Today, the property features a completed model home, with plans underway to develop a luxury townhome community designed to provide much-needed affordable homeownership opportunities in Dutchess County.
The project reflects Enclave’s ability to solve highly complex infrastructure, environmental, and entitlement challenges to unlock long-term community development.
