The Enclave at Brewster
The Brewster development, located along Route 22 in Brewster, New York, was acquired out of bankruptcy and presented some of the most complex development challenges in the region.
The property faced major environmental, infrastructure, and entitlement obstacles, including extensive wetlands, no municipal sewer or water service, restrictive zoning, and complicated site constraints.
Because of the site’s location within the watershed region and along a state roadway, the project required approvals from multiple agencies, including the New York State Department of Transportation, New York State Department of Health, New York State Department of Environmental Conservation, and the New York City Department of Environmental Protection.
After years of navigating the approval and entitlement process, Enclave successfully secured final approvals for a transformative mixed-use development.
Construction is expected to commence this year, marking the next phase in the redevelopment of a once highly challenged property.
