The redevelopment of the Pittsburgh Cut Flower property in Gibsonia transformed one of the region’s most distressed and environmentally impacted properties into a major mixed-use residential success.
The 180-acre site, formerly part of the historic Pittsburgh Cut Flower operation, included over 20 acres of severely deteriorated greenhouses filled with broken glass, abandoned infrastructure, boiler houses, smokestacks, and extensive environmental contamination.
After acquiring the bankrupt property, Enclave undertook a comprehensive environmental remediation and Superfund-style cleanup to restore the site and prepare it for redevelopment.
Despite widespread skepticism that the property could ever be successfully redeveloped, Enclave navigated a complex approvals process involving environmental agencies, transportation authorities, and local municipalities.
A major milestone included securing sewer service approvals for an area previously not intended to be serviced by public sewer.
Enclave ultimately partnered with Traditions of America to develop a luxury 169-unit active adult community on the site.
In addition, Enclave secured full approvals for a 170-unit multifamily development on a separate parcel across the street from the Traditions development, as well as for luxury residential lots on properties along North Montour Road. Both of these sites were later sold to well-known local developers.
What was once viewed as an impossible redevelopment opportunity became a transformative residential community through Enclave’s vision, persistence, environmental remediation expertise, and entitlement work.
